Crafting a good architectural project is like making a fine tailor-made suit. In the same way that each person is different, each project is also different. Gaining extensive knowledge of key requirements and objectives of the project like its’ location, height, adjacencies, orientation, regulations, budget, and future inhabitants are all of vital importance so that the project can be adapted to each need.

This meeting marks the phase where the project’s goals, budget, vision, and desired timeline are discussed and agreed upon.

Design Phase

Concept Design

What should the project be like to achieve key objectives? Why? How can one be certain the right decisions are made? An architectural project involves a major investment and it is therefore of vital importance to have the necessary information to answer these questions and make the right decisions.

IMO analyzes the material environment (adjacent buildings, nature, accesses, etc.) and the immaterial environment (comfort conditions, lighting, solar radiation, wind direction, traffic conditions, views, elements of interest, human and non-human actors, regulations, etc.) and begins to develop strategies that allows the project to achieve the objectives and requirements outlined in the previous phase. This is where “Architecture Design Optimization” begins, which seeks an integration between the different disciplines of architectural design with the aim of creating a consistent experience for the future inhabitants.

 

The result is an integral presentation that uses graphics, 2D plans, and 3D images to describe the architecture project, the main lines that articulate the project, and the reasons for this approach. In this way, we will be able to decide with the greatest confidence the direction of the architectural project to be developed.

Schematic Design

In the Schematic Design phase, “Architecture Design Optimization” goes a step further, taking into account the feedback received in the previous phase. The architectural proposal is developed in more detail, and special attention is paid to the development of the floor plans, the dimensions of the spaces, the circulation, the relationship between the floor plans and the envelope of the building, the opening sizes as well as the selection of the materials for the building’s façade.

Design Development

IMO´s individual and collective knowledge is enhanced by a careful selection of specialists. At this stage, IMO not only incorporates specifications for the structure, MEP, landscape, exterior lighting and a detailed calculation of the areas used in the building to ensure that they comply with current regulations, it also makes sure design integration is achieved between the different specialists and the architecture design so that the outcome it’s not just consistent but it also seems natural.

Goverment Submission

DG, WL, Urban Planning Approval (If Applicable) 

The type and location of the project determine the processes required before applying for a building permit. A key aspect of gaining the support of the authorities is clear communication about the positive impact the building will have on the environment in which it is located. IMO’s team will guide the project through the process and negotiate with the different committees to ensure the project’s vision is maintained.

Building Permitting

This is a crucial milestone in the realization of the Project. IMO works diligently with local representatives, and utilizes experience in past projects to ensure the smoothest and most satisfactory outcome.

Marketing

An extraordinary building that effectively communicates its meaningful story can significantly enhance the sales funnel. IMO’s marketing specialist will prepare a proprietary marketing package to support Real Estate companies so that the right message can effectively reach the desired audience.

[Stage 5]

MEP & Detail Design

This phase is key in the achievement of “Architecture Design Optimization”. It is the moment to put in detail all the specifications of the different areas of the architectural project: architecture, interior design, façade design, landscape design, lighting design, installations and environmental graphics.

 

Special attention must be paid to the construction details so that the materials and solutions adopted remain within the target budget and maintain the original design principles.

 

At this stage IMO also works closely with MEP engineers to best integrate their work into the design of the building and obtain the necessary permits.

Construction and Supervision

To make a good building, it has to be well designed and constructed. At this stage, besides the legally required supervised visits, IMO supports construction teams by answering questions and making additional visits when necessary so that the building is built according to and in the spirit of the original design.
